delivered a state-of-the-art, high-tech
research laboratory facility designed
to be expandable and meet the EPA�s
needs into the next century. At the
same time, Keenan Development
employed considerable, effective
community relations with the
residential neighborhood situated
adjacent to the facility. |

The Environmental Protection Agency (EPA) was
in need of a Science and Ecosystem Technology
Center to meet its regional needs. Keenan
Development successfully delivered a state-ofthe-
art, high-tech facility designed to expand to
meet the EPA�s needs into the next century.
At the same time, Keenan Development
employed effective community relations with
the residential neighborhood situated adjacent to
the facility.
The facility was developed through the U.S.
General Services Administration in Athens,
Ga., which secures the buildings, products,
services, technology and other workplace essentials
federal agencies need. The $15 million
facility covers approximately 62,000 gross
square feet and 11 acres. Keenan Development
principals own and provide long-term management
of this design/build/finance development.
HVAC and fume hood controls were innovatively
customized to allow the tenant precise control
over airflow experiments and research.

The
facility uses chilled water, boilers, DDC controls
and charcoal as well as acid neutralization
filtration systems. Water deionization and well
systems are in place to accommodate water
purification needs. A central gas distribution
system with "point of use" features allows for
efficient maintenance and replacement of gas
tanks and the flexibility to change types of
gases within labs.
As is the case with all Keenan Development
projects, the Environmental Protection Agency
Research Laboratory Facility was completed on
time and within budget.
